Above average vacancy and slow property sales in Clare last year

CLARE was one of only three counties in the Republic of Ireland that didn’t see an increase in the number of residential property transactions in the year up to November 2022, according to the latest Geodirectory Residential Report. GeoDirectory found that there was a vacancy rate of 5.8% for the county in December, which is greater than the 4% average for the country. Of the remainder, 87.7% was occupied, while 6.5% consisted of holiday homes. The report also showed that 3.8% of Clare’s housing stock at the end of last year consisted of apartments. There were 424 new addresses added to GeoDirectory’s database in Clare, out of a total of 28,510 in the Republic. Clare had 1.8% of all construction activity in the year. At the end of last year work was underway on 394 buildings in Co Clare, while there had been 360 residential commencements in the county up until November. 627 AirBnBs in North Clare town, but only 36 long-term rentals

THERE are 17 times the number of properties in Ennistymon on Airbnb than are available for long term lets. This huge disparity of 627 Airbnb properties compared to 36 long term lets was highlighted by Clare senator Roisin Garvey. Addressing Minister of State at the Department of Housing Peter Burke, Ms Garvey asked for action to limit AirBnB’s impact in Clare, while she said the means of calculating what areas are Rent Pressure Zones (RPZs) is flawed. Regarding AirBnB, Ms Garvey said, “I draw the Minister of State’s attention to figures I gleaned from Airbnb and Daft.ie. I put in 16 October and looked up Ennistymon, one of the closest towns to where I live. Clare property price increases among largest in country

THE latest Residential Property Price Barometer from IPAV, the Institute of Professional Auctioneers & Valuers, covering the first half of 2022, showed Clare had among the largest price increases in the country. In the three-bedroom category, Clare saw a price increase of 11.52%, the second highest in the country, while in the four-bedroom category Clare prices increased by 9.81%, the third highest in the country. In the two-bedroom apartment category, Clare prices were up by 10.56%, the second highest increase in the country. Pat Davitt, IPAV Chief Executive, said that while prices across the country increased over the six-month period, the rate of increase slowed towards its end. “In the first four months the overall increase would have been of the order of 10% but changes during May and June brought the six months figure to 6.36 per cent. “In the latter two months the practice of increasing reserves – where the price expectations of neighbourhood sellers tend to escalate …

CSO offers fascinating insight to house buyers in Clare

SOME 40% of houses sold in County Clare in 2019 went to single purchasers, rather than joint purchasers, according to research published this week by the Central Statistics Office. The median price paid for a property in the Kilrush electoral area was €138,800, in the Killaloe area it was €175,000, in the Ennistymon area it was €180,000.  The highest prices were in the most urban parts of the county, with a median of €188,000 in the Shannon electoral area and €193,000 in the Ennis area. In the Ennistymon and Kilrush areas the median age of purchasers was 48 and 45 respectively. It was below 40 in the other three areas, at 39 in Killaloe and 38 in both the Shannon and Ennis electoral areas. For sole purchasers in the Ennistymon area the median income was €31,600, while in the Killaloe area it was €41,900. The equivalent figures for the Shannon, Ennis and Kilrush areas were €39,200, €36,600 and €30,900 respectively. …

Huge sums sought for Ryder Cup rentals in Clare and elsewhere

THE Ryder Cup is set to bring a big economic boost to the Mid West in 2027, and homeowners in Clare may be able to make tens of thousands of euros through renting their houses to golf fans. The accomommodationfortheevent website is providing a platform for those seeking to rent their houses, and in a number of cases the sums being sought are eye watering. A sum of €17,000 is currently being sought for one four-bedroom house in the Bunratty/Cratloe area. While it’s a huge sum for what’s a short event, it is by no means exceptional, with several property owners looking for more than €40,000 and some up to €50,000. Not all of these are in particularly close proximity to Adare either, with one outside Listowel seeking €45,000. A sum of €28,000 is being sought for an apparently unremarkable three bedroom house in Limerick city. Council defends housing record with 6,241 waiting for home

THERE are 6,241 adults and children on Clare County Council’s social housing waiting list, 2,998 of these on HAP, according to the local authority which says the county has a “robust housing delivery programme”. These details have been released as Clare Labour urge the local authority to speed up the Town Centre First plan and engage with over 80 towns and villages in Clare, saying local efforts will help to reduce numbers on the waiting list and house people. According to Dermot Hayes of Clare Labour this would help “to bring back to life unused houses/sites and repopulate these places again to bring vibrancy and thriving schools, shops and communities. Because most infrastructure is already in place in these settlements, it is cost effective to immediately connect these houses as they are reconstructed.” Clare Labour has carried out a housing survey based on data for April of this year showing 2,987 households approved for social housing support, however the party …

Enormous demand for property in North Clare

WITH the north Clare property market soaring, auctioneer Peri Griffin said it is very difficult for local people who want to rent a home in their own areas. Ms Griffin, of Streets Ahead Properties, said there is a massive level of interest in almost any property that becomes available. “For instance we put up an advertisement for a place in Coore lately, and that wouldn’t be somewhere many people would be looking for, but we must have had 60 to 70 emails. “Here in Ennistymon you could have 150 emails. Kilkee locals competing with international buyers for housing

SINCE the pandemic the value of property in the Kilkee area has increased significantly, and while this is good news for some people in the area, it is also causing problems for others. Councillor Cillian Murphy said that much of the local housing stock consists of purpose built holiday homes, but many other houses are now being bought by people looking for second homes. “There are a couple of aspects to it, one is there is a lot of housing in Kilkee that was granted planning permission specifically for holiday homes, so they’re operating within the space they’re supposed to be operating,” said the cathaoirleach of West Clare municipal district. “What we’re seeing more and more of now is that even in our local authority estates houses are coming up for sale, it might be the second time they’ve been sold, and our local community are competing in an international market for housing.
