Planning granted for Quin homes but for fewer units

PERMISSION has been granted for 36 new homes in the village of Quin, subject to 25 conditions being satisfied. Datcha Construction, who lodged their planning application in January of 2022 for a site at Quingardens, have secured the permission despite some local opposition. While the developer originally sought permission for 41 homes, the local planning authority has reduced the permitted number by five. The developer had applied for permission for 13 detached, 10 semi-detached and 18 terraced houses on a site of just under two hectares. During the initial assessment of the plans, five objections were received by the local authority. These included a joint submission from Quin Garden Residents, raising concerns about local bat roosts and other issues. County planners sought FI on nine aspects of the housing proposals. These included further details of the impact on the Lower River Shannon Area Special Area of Conservation (SAC), the Poulnagordon Cave SAC and the Old Domestic Buildings SAC. The developer …

Estate developers back telecoms mast proposal for Clare village 

DEVELOPERS proposing to build 41 new homes in Quin have given their backing to plans for a 30 metre telecoms tower, currently being considered by Clare County Council.  In September, Vantage Towers lodged a second set of plans for the structure, after failing to secure permission for a mast on another site in the village. Reaction to plans for the current site at Quingardens is mixed, judging by submissions made during the public consultation phase.  A submission from Datcha Construction, who are awaiting a decision next month on their plans for a new estate at Quingardens, is among seven that support the mast. Two objections were received, one from Quin Tidy Towns and another from Quin Heritage Group. Quin estate developers move to allay planning concerns

DEVELOPERS aiming to build 41 new homes in the village of Quin have moved to allay concerns over several aspects of the proposed estate.  Datcha Construction, who lodged a planning application last January for a site at Quingardens, have responded to a request for Further Information. The company has provided the Council with additional design and layout details, as well as several reports on the likely environmental and archaeological impacts.  Additional information has been provided on house design, road layout and other matters. Among the documents provided by the developer are a Natura Impact Statement, a Screening Report for Appropriate Assessment and a full Bat Survey Report. In addition, a report on the outdoor lighting has been submitted, as well as Flood Risk Assessment, which includes a review of the likely effects of climate change. Clare village housing plan on hold amid numerous concerns 

QUESTIONS have been raised over plans for a major new housing development proposed for Quin, following a number of objections.  Planners are seeking Further Information (FI) on proposals from Datcha Construction, to build 41 homes on a large site at Quin Gardens in the heart of the historic village.  In January, the company applied for permission for 13 detached, 10 semi-detached and 18 terraced houses on a site of just under two hectares. During the submissions window, five objections were received. These include a joint submission from Quin Garden Residents. The submissions have raised concerns over issues including flooding, road safety, traffic volumes and the protection of wildlife. One document details incidents of flooding in Quin in 2009, 2012, 2015 and 2017. Other submissions highlight the requirement under the County Development Plan for hydrogeological assessment for any plans on the development site. March date for verdict on housing proposal in Clare village

COUNTY planners have given March 24 as an indicative decision date for a major new housing development in the offing for a Clare village, writes Fiona McGarry. A proposal to build 41 homes on a large site at Quin Gardens in the heart of Quin village is being considered currently by the local authority. The application from Datcha Construction is seeking permission for 13 detached, 10 semi-detached and 18 terraced houses on a site of just under two hectares. Five of the homes will be two-bed units, 32 will be three-bed and the remaining four homes will be four-bed. The largest of the proposed homes will be just over 158 square metres, while the smallest units will be just over 109 square metres. A total of 95 car parking spaces are proposed and provision has been made for charging points for Electric Vehicles (EVs).
