Average Clare rents rise 9% in 12-month period

THE average price sought for rental properties in Clare increased by 9% between the third quarter of last year and the third quarter of this year, according to Daft.ie. It stated that the average rent sought in Clare now stands at €1,167 per month. The average price sought for a one-bedroom apartment is now €788, while at the other end of the scale an average five-bedroom house now costs €1,395 per month. It is cheaper to buy than rent across all house sizes, with the difference being particularly noticeable for smaller properties. For instance the average rent on a one-bedroom apartment is more than twice the €378 it would cost to pay a mortgate on a similar property. Rents across Clare increased by just under 2% compared to the second quarter, while they are now 117% above what was being sought at the lowest point of the recession. Ennis and Shannon ineligible for Rent Pressure Zone designation

NEITHER the Ennis nor Shannon areas currently meet the required criteria for them to be designated Rent Pressure Zones, Housing Minister Darragh O’Brien has told the Dáil. Clare TD Cathal Crowe asked the Minister if he would consider a rollout of rent pressure zones to include centres such as the two Clare towns. Explaining how areas are deemed Rental Pressure Zones, the Minister outlined the specific criteria to achieve the designation. Firstly, if the information relating to the area, as determined by reference to the Residential Tenancies Board Rent Index quarterly report, shows that the annual rate of increase in the average rent for that area is more than 7% in each of at least four of the six quarters preceding the period immediately prior to the date of the Housing Agency’s proposal. Things ‘have never been so grim’ for new renters

THE average rent now sought for a Clare property on daft.ie is €1,109, up by 106% on the lowest point of the recession. In its report covering the first quarter of the year, Daft.ie found that prices in Clare had increased by 14% on the first three months of 2021. It also found that it is cheaper to pay a mortgage than rent a property in Clare, in many cases significantly so. Rental supply is very tight in Clare, with just 17 properties available to rent last week. Clare rents on the rise

Rental accommodation is more expensive than at the same stage last year in every county in Ireland, according to the latest quarterly Rental Report by Daft.ie. In Munster, rents rose by an average of 4.2% in the year to September 2014, compared to static rents a year previously. In Clare, rents were on average 3.3% higher in the third quarter of 2014 than a year previously. The average advertised rent is now €562, a fall of 26% from the peak. Nationally, rents have risen by over 11% in the space of twelve months with the national average rent now €933 compared to €842 a year previously. Dublin’s annual inflation rate has slowed for the first time in five years, but prices have still risen by over 14% in the capital since the third quarter of 2013.
