Councillor warns new students not to rush into choosing digs

FINE Gael Ennis Town Councillor Mary Howard has urged students who will be studying away from home to take their time when choosing rental accommodation.

“Going to college for the first time is a very exciting time and a wonderful experience,” she said.

“But students should take their time when looking for accommodation to ensure that their potential landlord is an experienced professional and that what is on offer complies with regulations.

“Similarly, I would advise students to choose their flatmates carefully. Tenants are legally obliged to pay their rent and, if they or their flatmates fall into arrears and do not repay them, they could face prosecution,” Councillor Howard pointed out.

“Students should also consider the term of the lease being offered. If they are only planning on renting for the academic year, a 12-month lease may not suit them. The Private Residential Tenancies Board (PRTB) maintains a register of all private tenancies and landlords are legally obliged to register the tenancy with the board. The PRTB has replaced the courts for the vast majority of landlord and tenant disputes, however, college-owned accommodation does not come within the remit of the board,” she continued.

“The good news is that rents have decreased over the past number of years and the standard of accommodation on offer to students this year is higher than ever before. I would encourage all students intending to rent accommodation for the coming academic year to visit www.prtb.ie to familiarise themselves with their rights as tenants, accommodation regulations and what their own responsibilities are as tenants.”

Types of accommodation
Digs: This would involve you moving into a home with a host family and usually involves you having your own room.
Bedsit: A small apartment with a kitchenette and bed.
Studio: A small apartment with one room for bed, kitchen and living space and a separate bathroom.
House share: Involves sharing with other persons, usually students.

Councillor Howard also recommended that before settling on any property, go back in the evening for a second look at the exterior. How safe does it feel? Is the area well lit, would you feel safe walking home at night.
