Being a successful landlord

WAYS for landlords to tackle anti-social behaviour will be just one of the topics set to be discussed at a seminar due to be held in Ennis this month.
For the second year the ‘Successful Landlord Seminar’ will take place on September 18 and will feature experts advising landlords on various topics. The free event will take place in the Great Hall, Temple Gate Hotel, from 6.30pm.
Organiser Patricia McCarthy has over 20 years experience in the residential property business. Speaking about the seminar she said, “This year I will be discussing Managing Anti Social Behaviour – What A Landlord Needs To Know, which I hope will open landlords’ eyes to best practise. Anti-social behaviour does not always mean breaking the law – it also covers unkempt gardens, barking dogs, abandonment of vehicles, build up of rubbish, excessive noise, intimidating gatherings or parties. I will be advising delegates on how best to handle these situations to ensure the integrity of their property and neighbourhood is protected whilst at the same time working with the parameters as set down by the Residential Tenancies Act 2004.”
She explained, “The idea for the Successful Landlord Seminar came about as a result of looking at ways of enhancing our offering to existing landlords – many of whom manage their own properties after we handle the initial letting. Last year’s seminar was a huge success, with great feedback received.”
Guest speaker will be Dragon’s Den’s Bobby Kerr who will discuss Success and Positive Thinking. All landlords and potential landlords are welcome to find out how to avoid the many pitfalls and solutions to renting property in Ireland.
Topics covered will include social housing leasing, managing anti-social behaviour, achieving best results with bank negotiations and findings of a recent survey run by Ms McCarthy.
Clare County Council will be taking part to advise on a number of local authority rental schemes available – some offering long-term security of tenant to the landlord.
Paul Kerr, First Choice Financial Services, will be presenting Achieving Results with Bank Negotiations and said of the upcoming seminar, “I plan on outlining the different rules of engagement for the different loan types for bank reviews, the type of information to be shared with the bank and how to engage with the bank when things go wrong.
“I will also show landlords how to use the banks’ own rules to assist with negotiations and will also cover the information on the Credit Review Office whilst outlining recent success stories.
“I do believe landlords will find the whole seminar very beneficial for moving forward into 2013.”
