WATCH: CGI video offers glimpse of new €8m Shannon development

SHANNON Group has begun work on its latest commercial property development worth €8 million which will generate over 100 jobs during construction. It is on a multi-use industrial space spanning over 60,000 sq ft, located in the Free Zone. The project will take ten months to complete and will be constructed to international standards providing high energy performance from renewable sources, known as a Nearly Zero Energy Building (NZEB). The new building is designed for both FDI and Irish enterprises seeking high-end multi-functional space, and is suitable for manufacturing, industrial and R&D use. It can be leased as either one unit, three separate commercial units (20,000 sq ft each), or two units at 40,000 sq ft and 20,000 sq ft respectively. Limerick company Nautic Building Co Limited have been appointed as the main contractor. Amazon speculation resumes after planning sought for distribution centre

SHANNON Commercial Properties has lodged a planning application for an Air Cargo hub and logistics/distribution facility, along with an office area. Part of the Shannon Group that owns and manages the Shannon Free Zone, Shannon Commercial Properties lodged the application for a one-storey, high-bay building. In the past Shannon Group has held talks with Amazon about the company opening a distribution facility in Shannon, but as yet it is unknown whether this proposed development is to accommodate them. In a statement to the Clare Champion a spokesperson for Shannon Group said, “The upgrade of our cargo facilities is part of our overall plans to enhance the facilities Shannon has to offer to cargo operators using the airport. “The 2,705m2 distribution facility will be located on a three-acre development site on what is regarded as one of the airport’s most prominent locations and will incorporate an additional 335m2 of office accommodation. MORE public transport options that are connected to Shannon Airport are needed to make it more attractive for passengers, according to the first citizen. Clare County Council chairman, Councillor Michael Begley has cited his recent experience on a flight from Shannon Airport to Birmingham in England to highlight the difference between what transport opportunities are available for passengers in these two locations. Speaking at a recent Killaloe Municipal District meeting, Councillor Begley told his council colleagues he left Shannon Airport for Birmingham the previous Monday evening. “To my surprise the flight was almost full. Within two hours of leaving Shannon, I had used the plane, shuttle bus, light rail, monorail and a train to be in Birmingham City Centre in two hours. “That is what real access means to me. We are nowhere related to that. I am using Birmingham because it was a commuter short flight. “We have to think how we can make Shannon more attractive to the …

hannon gets the country’s first Starbucks drive-thru

The Shannon Free Zone has become home of the country’s first drive-thru Starbucks as the US coffee house chain opened the doors of its latest outlet to the public. The 204sq metre unit developed by Shannon Group subsidiary, Shannon Commercial Properties, will employ 15 people as it becomes the latest page to turn in the evolving story of the Shannon Free Zone. The US based giant, which is among the world’s largest coffee companies and coffee house chains, operates over 20,000 outlets globally but this is the very first drive-thru in the Republic of Ireland. Starbucks opened its first Irish store in 2005. Located in Shannon Free Zone ‘West’, the single storey unit will include outdoor – as well as indoor – seating, ideal for the heatwave currently gripping the nation. ‘road to nowhere’ leads straight to ‘future jobs’

The so-called ‘road to nowhere’ in Ennis has been completed, Clare County Council has confirmed. Phase one of the Ennis Northern Inner Relief Road link opened on Thursday. The 520m road development in the townland of Dulick links the R-458 Gort Road with the Ennis Information Age Park Building and the Clare Technology Park. The opening marks the completion of the first phase of an overall plan to provide a link road between the Gort Road and the Tulla Road (R-352). Cathaoirleach of Clare County Council Tom McNamara and Mayor of Ennis, Councillor Paul Murphy have both welcomed the development, describing it as “strategic infrastructure that will open up the Clare Technology Park to new investment”. Shannon Group starts work on €10m high spec office block

The inward investment potential of the Shannon Free Zone is set to be significantly boosted following the sod-turning by Shannon Commercial Properties for a €10 million state-of-the-art new office block. The high-spec 55,000 sq ft facility, built to LEED (Leadership in energy and environmental design) Gold standards and located on the newly named Airport Avenue, is the first speculative new-build by Shannon Commercial Properties, a Shannon Group Plc company. The build is part of a €25 million first phase redevelopment programme at the Free Zone. Launched by Minister of State at the Department of Jobs, Enterprise and Innovation Pat Breen TD, the facility will be built to top international standards and is designed for FDI and Irish enterprises seeking high-end office space. In excess of 120 construction jobs will be sustained during construction. Major project at Shannon Free Zone

A €3.5 million development of 100,000 sq ft of industrial space in the Shannon Free Zone has been announced by Shannon Commercial Properties. A Shannon Group plc company, Shannon Commercial Properties is on track to complete the €21 million first phase development of the Shannon Free Zone by the end of next year. The company has embarked on the development of a block of industrial buildings (Bay 37), formerly known as the Boart building, adjoining airport lands. The site will be developed for office space, storage, distribution and warehousing. The project will be completed by May of next year and will support 70 jobs during construction. This latest development adds to the ambitious programme that is delivering significant new advanced manufacturing, warehousing and office space solutions at the Shannon Free Zone to support the drive for inward investment into the region. Planning future development of the Shannon Estuary

IDA Ireland has welcomed the completion of the Stratetic Integrated Framework Plan (SIFP) for the Shannon Estuary, aimed at promoting investment and development opportunities. IDA’s Regional Manager for the Mid West, Niall O’Callaghan welcomed the culmination of the project which he was involved with on behalf of the agency and said: “Bringing all stakeholders along the Estuary together to work on a coordinated approach to market six strategic sites is a significant step in the Estuary’s future development.” The Shannon Estuary is Ireland’s premier deep-water port, routinely catering for bulk ships with key ports at Limerick and Foynes and direct connectivity to all major international shipping lanes. It is home to a number of large employers, including IDA-backed Aughinish Alumina. The project was launched in late 2013 and was developed with input from a cross sectoral working group, namely Clare, Kerry and Limerick City & County Councils, IDA Ireland, Shannon Commercial Properties and the Shannon Foynes Port Company.
