Asking prices for Clare homes up 100% since recession’s depths

THE asking price sought for houses in Clare has more than doubled since the lowest point of the crash, the latest property price report from Daft.ie shows. Its research showed that the average price for a property advertised on daft.ie in the second quarter of the year was €241,191. This was an increase of 5.2% on the first quarter of the year and of 14.2% on the second quarter of last year, while it is an increase of 101.7% on the lowest point of the crash. An average one-bed apartment in Clare now costs €99,000, 22.7% higher than it was in the second quarter of 2021. A two-bedroom terraced house typically costs €121,000, up by just over 20% year on year. A three-bedroom semi-detached house now costs on average €168,000, up 17% year on year, while a four-bed bungalow now costs €309,000, up 10%. Average rent increases by 2.4% in Clare

The listed monthly rent in Clare increased four times higher than the national average last month, new figures have revealed. According to new statistics released by Daft.ie, the average listed monthly rent nationwide rose by 0.5% in June, the third consecutive month of marginal gains. The rise was largest in Leinster 1.5% but was present in all four regions covered, particularly in Clare where rent prices for a three-bed semi-detached house increased by 2% to €814. The national property website outlined that overall rents in Clare jumped by 2.4% up to €879 in July, which was one percentage point behind County Limerick where rents jumped by 3.4% up to €925. However, this was in sharp contrast to Limerick City where the average rent stands at €1,217 down 0.7% or in Tipperary where rent increased by 0.7% up to €858. THE average asking price for a house in Clare jumped by almost 8% between the third quarter of 2016 and the third quarter of 2017, new figures have revealed. It follows a rise of 6% between 2015 and 2016. The average price now sought in the county is just shy of €168,000, 40% above the lowest point of the crash. According to Daft’s figures, the average asking price for a one-bed apartment in Clare is €61,000, while it is €79,000 for a two-bed apartment. The average price for a three-bed semi-detached house is €118,000, it is €223,000 for a four-bed bungalow and a five-bed detached house is €244,000. The report states that prices across the province of Munster as a whole are typically 8% higher than they were a year ago.
