Objector raises ‘concrete jungle’ fear over Tuamgraney plan

CONCERNS that a scenic part of Tuamgraney could be turned into a “concrete jungle” have been raised in a submission on a major housing development proposed for the village. Last month, developer Michael Pearl applied for permission to demolish an existing pumping station and built 52 houses, in a mix of bungalows and two-storey units, on a site of just under four hectares on the Dock Road. To-date, one detailed submission has been made by a resident of Reddan’s Quay who has listed 15 concerns about the proposal. The objection raised concerns about “considerable increases in the level of flooding at Reddan’s Quay”. It said that additional housing would reduce the capacity of the land to absorb flood waters. The document has also raised concern about the adequacy of screening reports on the potential environmental and flooding impact of the development. The submission outlined that residents of the area have already experienced difficulty securing house insurance due to their proximity …

Major housing development proposed for east Clare village

PLANS for a significant housing development in the village of Tuamgraney are being considered by the local authority. Developer Michael Pearl is proposing to demolish an existing pumping station and build 52 houses in a mix of bungalows and two-storey units, on a 3.96 hectare site on the Dock Road. A detailed planning report has been submitted by Hassett Leyden and Associates outlining plans for six four-bedroom detached houses; 22 three-bedroom, semi-detached houses; 14 two-bedroom semi-detached houses; and ten two-bedroom semi-detached bungalows. The average housing density will be 13.13 units per hectare. The application outlines that Tuamgraney is designated a ‘service town’ under the Mid-West Regional Planning Guidelines 2010-2022. Under the current County Development Plan, the site has three zoning types – residential, low-density residential and open space. In terms of the design concept, a mix of house types is proposed “to achieve a good mix and varied appearance of buildings”. A “large quiet open space at the back of …

Clare hotel plans major expansion

PLANNING permission is being sought for a 27-bedroom extension at Hotel Doolin. The extension would also include a new entrance and reception area, along with 28 new parking spaces. The area of the extension would be 1,688 square metres, over two floors. A document accompanying the application points out that the hotel’s success, and that of the Wild Atlantic Way means additional capacity is required to cater for increased tourism. “The hotel wishes to ensure that all tourists wishing to stay and provide economic stimulus in the area can be accommodated in a quality environment.” It claims that without the additional accommodation there would be negative economic results for Doolin and West Clare. Recent years have seen frequent complaints that Clare isn’t getting the benefit it should from the Cliffs of Moher, with many visiting and then leaving the county straight away. The thrust of Clare’s tourism policy is now to address this issue, and the application says the new …

An Taisce raises concerns over Tulla housing plan

PLANS for 36 new homes in Tulla are the subject of three submissions, one of them from heritage watchdog, An Taisce. Earlier this year, Rockfort Developments lodged plans to build 14 detached homes as well as 16 semi-detached and six terraced houses on the outskirts of Tulla, off the L4078, with a pedestrian connection to the exiting footpath into town. The site, of just over 1.8 hectares, is located inside the 50kmph speed limit in an area zoned for low-density residential development under the Tulla Settlement Plan. It is currently a greenfield site, bounded to the north by the Cúirt na bhFiach estate, to the east by O’Halloran’s filling station, and to the west by a single private home. To the south, the site is delineated by the public road, with St Joseph’s Secondary School just opposite. In a submission on the development, An Taisce said that a report on local roads infrastructure, submitted with the plans, “fails to address …

Waterways Ireland plan new Lough Derg mooring points

THREE new ‘tranquillity moorings’ are being proposed for sites along Lough Derg’s Clare shoreline. Waterways Ireland has lodged applications with Clare County Council to build the moorings at Castle Bawn Bay, Ogonnelloe; at the mouth of the Scariff River; and on another site North West of Inis Cealtra, close to Knockaphort Jetty, around 130m from the lakeshore. Consultants who worked on the application noted that the lake is currently used for recreational boating, mainly during the summer months. “Casual boat mooring occurs within quieter inlets outside of the existing navigational markers, with boats dropping anchor near parts of the shoreline,” they note. “The proposed development aims to formalise mooring facilities in these areas, but discourage more casual mooring closer to the lake shore.” If granted permission, the development off Knockaphort Jetty would involve a new floating mooring buoy anchored by a concrete weight, sitting on the lake bed connected by a galvanised steel chain. That proposed mooring would only be …

Scariff Community Council plan to light up the park

AMBITIOUS plans are in the pipeline to provide lighting at Scariff Riverside Park, in a three-part upgrade to the popular community amenity. The park, at Fossa Beg on the Feakle Road, was developed by Scariff Community Council in 2005, and consists of a playground, six outdoor adult exercise stations, and one station which is dedicated to wheelchair users. One particularly popular amenity is a 1km looped walk through an area of natural biodiversity. The community council has worked to install an information board highlighting local flora and fauna and containing information on the historic Scariff Workhouse Water Tower. In recent months, the council has secured funding of €25,000, with the support of Clare County Council, from the Town and Village Renewal Scheme. A further €31,500 has been sourced from the LEADER programme. Those monies, in addition to online fundraising through Gofundme, have enabled phase one and two of the park upgrade project. These involve the improvement of paths and the …
