House prices in Clare up 14%

HOUSE prices in Clare in the last three months of 2021 were 14% higher than the previous year, latest figures have highlighted. This compares with a rise of 5% seen a year ago. The average price of a home in Clare is now almost €220,000, 84% above its lowest point. National housing prices rose by 7.7% on average during 2021, according to the latest Daft.ie Sales Report. The average price nationwide in the final quarter of 2021 was €290,998, up 0.6% on the third quarter of 2021 and just 21% below the Celtic Tiger peak. While 2020 saw similar rates of inflation across the Irish housing market, significant regional differences emerged during 2021. The smallest increases were in urban areas. In Galway city, prices rose by 1.6% during the year, while in Dublin, prices rose by 3.4%. €161k for average Shannon house

MORE than €6.1 million was spent on residential properties in Shannon within the first six months of the year. Figures from the Irish Property Price Register show that there were 38 sales between January and June within the town, with a total of €6,132,803.29 being spent. This means that the average price paid in Clare’s second-largest town was €161,389.56. The most expensive property was 29 Tullyglass Crescent, for which a sum of €295,000 was paid. This deal was finalised on January 22. Thirteen of the transactions were for more than €200,000 but there was also plenty of more affordable accommodation in the town. Just €59,100 was paid for number 29 Rossbracken but it is understood that in this instance, full market value was not paid. House prices down in Clare

Property prices outside Dublin registered their first quarterly increase since 2007 but not in Clare, which experienced the biggest fall in asking prices in Munster in the past year. ACCORDING to the latest Daft.ie House Price Report, the average asking price for properties outside of Dublin increased during the first three months of the year; the first quarterly rise since mid-2007 according to the report. Nationally, the average asking price is now €177,000, up 3.5% from the same time last year and down 53% from the peak. In Clare, however, prices in early 2014 were 9% lower than the same time in 2013, compared to a fall the previous year of 12%. The average house price here is now €130,000, 58% below peak levels. The latest figures show that the greatest fall year-on-year in asking prices here is in the one-bedroom apartment category which has fallen to €44,000, a drop of nearly 19%.
