Clare property prices still going up despite pandemic, report indicates

THE prices being sought for houses around the Banner were 2% higher in the first three months of 2021 than they were during the first quarter of 2020 according to the latest Daft.ie report. The average asking price of a house in Clare is now €191,000, 60% higher than at the lowest point of the market. Across the country, the average price of a home is now €233,000, up 63% on the worst depths of the crash. In Clare, prices in the first three months of 2021 were 2% higher than a year previously, compared to a fall of 2% seen a year ago. Average rent increases by 2.4% in Clare

The listed monthly rent in Clare increased four times higher than the national average last month, new figures have revealed. According to new statistics released by Daft.ie, the average listed monthly rent nationwide rose by 0.5% in June, the third consecutive month of marginal gains. The rise was largest in Leinster 1.5% but was present in all four regions covered, particularly in Clare where rent prices for a three-bed semi-detached house increased by 2% to €814. The national property website outlined that overall rents in Clare jumped by 2.4% up to €879 in July, which was one percentage point behind County Limerick where rents jumped by 3.4% up to €925. However, this was in sharp contrast to Limerick City where the average rent stands at €1,217 down 0.7% or in Tipperary where rent increased by 0.7% up to €858. Average house price in Clare approaches €200k

THE average price sought for a house in Clare is now approaching €200,000. That’s one of the findings of the latest Daft.ie house price report, which analyses trends in the Irish residential sales market in the second quarter of the year. It found that the average asking price for Clare is €196,817, up 11.5 % on the second quarter of 2018. The average was up 3.1% compared to the first quarter of 2019, and the increase from the trough of the recession is 64.6%. There were 136 transactions involving new homes, a reduction of 13% year on year. The asking price for an average one-bed apartment in Clare was €84,000 during the quarter, while for a two-bedroom terraced house it was €99,000. Three-bedroom semi-detached houses had an average asking price of €132,000, while the average for four-bed bungalows was €270,000. For five-bed detached houses it was €284,000. Rents rise 10.8% in Clare

While rents rose nationwide by an average of 11.7% in the year to September 2016, in Clare rents increased by 10.8%, according to the latest quarterly Rental Report by Ireland’s No.1 Property Website Daft.ie. This is the largest annual increase in rents ever recorded in the Daft.ie Report, which extends back to 2002. In Clare, rents were on average 10.8% higher in the third quarter of 2016 than a year previously. The average advertised rent is now €655, up 24% from their lowest point. In Dublin, the annual rate of inflation in rents, in the year to September 2016, was 12.1%, its highest late since late 2014. Rents in the capital are now 9.3% higher than their previous peak in early 2008. In Cork, rents rose by 14.4% in the year to September, a slight easing of inflation compared to earlier in the year. Cheaper to buy than rent in Clare

It is cheaper to buy rather than rent a house in County Clare, a scenario that would still prevail if current interest rates increased by 2%. This is outlined in a review of the residential property market by PIBA, the country’s largest group of financial brokers. PIBA also said the Central Bank’s excessive lending restrictions, along with the shortage of suitable properties to buy are creating “a lost generation robbed of the opportunity to buy their own homes”. Student accommodation costs soar

The cost of accommodation for third level students is making the headlines once again. The Union of Students in Ireland said the unaffordable rental sector is forcing students out of college and is calling on the Minister for Housing, Planning and Local Government, Simon Coveney and the Dáil’s committee on housing and homelessness, to consider the student accommodation crisis. Cork, Dublin, Galway and Limerick have seen an increase of up to 16% in the rental sector, according to the latest report by property website Daft.ie. Rents have gone over €1,000 a month nationwide for the first time since 2008. Clare rents still on the rise

RENTS in Clare went up by 7.1% in the past year. Properties in the county are now advertised for rent at an average of €591 per month, up 12% from their lowest point in 2013, according to the Daft.ie Rental Report. Rents rose nationwide by an average of 3.2% in the third quarter of 2015, the largest three-month increase since early 2007, the report states. The increase in rents comes ahead of Government measures to limit increases in rents. The national average rent between July and September was €964, compared to €882 a year previously. Annual inflation in rents now stands at 9.3% nationwide and, for the second quarter in-a-row, is being driven by trends outside the capital. In Dublin, annual inflation in rents is 8.9%, down from 15% in mid-2014, whereas outside Dublin inflation in rents stands at 9.7%, up from 5% in mid-2014. Rents for residential property in Clare increased by 4.4% last year compared to 2013. However, with the average advertised rent at €566, there is overall decrease of 25% since the peak of the market, according to property website, Daft.ie. In Munster, rents rose by an average of 4.2% in the year to December 2014, compared to static rents a year previously. Year-on-year inflation in rents nationwide eased in the final three months of 2014, according to the latest quarterly rental report by Daft.ie. The national average rent between October and December was just under €950, that’s 9.7% higher than last year. However, this is down from a 10.8% annual increase in the second and third quarters and marks the first time since mid-2009 that rental inflation has eased.
