Rental properties in Clare not advertised as they are being filled from waiting lists

SOME rental properties in Clare are not being advertised because local auctioneers don’t need to advertise them. The so-called market rate for some executive properties has increased dramatically in recent weeks due to the chronic shortage of houses and the departure of some small landlords that had one or two dwellings. A four-bedroom property in Fanore and a three-bedroom property in Tulla were advertised for a €2,200 rental cost a month, while a four-bedroom detached house in Lahinch was on the rental market for €2,250 a month. Douglas Hurley of DNG O’Sullivan Ennis said in a lot of cases they don’t need to advertise rental properties because they have clients with references who can be contacted from their enquiry waiting list. Mr Hurley acknowledged some of the rental prices being quoted at the moment are “crazy”. 627 AirBnBs in North Clare town, but only 36 long-term rentals

THERE are 17 times the number of properties in Ennistymon on Airbnb than are available for long term lets. This huge disparity of 627 Airbnb properties compared to 36 long term lets was highlighted by Clare senator Roisin Garvey. Addressing Minister of State at the Department of Housing Peter Burke, Ms Garvey asked for action to limit AirBnB’s impact in Clare, while she said the means of calculating what areas are Rent Pressure Zones (RPZs) is flawed. Regarding AirBnB, Ms Garvey said, “I draw the Minister of State’s attention to figures I gleaned from Airbnb and Daft.ie. I put in 16 October and looked up Ennistymon, one of the closest towns to where I live. Landlady, 79, left with €12k bill as tenants ruin property

A SOUTH-East Clare landlord have been left with an estimated cleaning bill of €12,000 and unpaid rent totalling more than €4,000 after two tenants ruined a modern two bedroomed furnished cottage near the Lakes Nursing Home in Killaloe. The landlady, who purchased the cottage for €400,000 during the peak of the Celtic Tiger in 2005, was shocked to find the state of the house was in such a poor condition when her tenants eventually left a huge mess behind them. While the landlord has opted to remain anonymous for personal reasons, she decided to go public about her experience to show how irresponsible tenants are not helping the current housing accommodation crisis. Average monthly rent for new tenancy in Clare hits €1,145

THE average rent sought for a new tenancy in Clare was €1,145 in the second quarter of the year. At the low point of the recession the average rent here was just €537, but it has since increased by 113%, and things are still getting worse rather than better for prospective renters. During the quarter Clare rents increased by 3.2%, while they were 12.9% higher than at the same time in 2021. At the moment buying a property is very likely to be significantly cheaper than renting a similar one. According to Daft.ie, the typical rent for a one-bedroom apartment in Clare is €765, while mortgage repayments would typically be less than half that, €368, per month.  Renting a three-bed house in Clare costs on average €1,029, while mortgage repayments on a similar property would be €622. Council backs NCT-style certification for landlords

CLARE County Council has urged the State to introduce an NCT-type certification for landlords who are renting houses to tentants. At Monday’s meeting Councillor Johnny Flynn proposed that such certification be brought in, noting that in Clare there are around 1,700 houses rented to tenants who receive State support, meaning the taxpayer is putting €10-15 million into the rental market. He said that while most landlords keep their properties to a good standard, there are those who don’t. The Ennis representative said that he knew of one instance where a person left a tenant without any heating for 13 months, a situation he described as “dreadful”. He added that a lot of vulnerable people are in households that are damp and poorly ventilated. The motion was seconded by Councillor Donna McGettigan, who said she was doing so with reservations. ‘Facing homelessness incredibly difficult to cope with’ – Wynne

CLARE TD Violet Anne Wynne this week posted a video saying her family have become homeless, and on Wednesday she told the Clare Champion that it is “probably the most stressful situation that anyone can find themselves in”. Ms Wynne is a mother of six, with her youngest child born in February and she said the family are currently in a short term rental, but it’s only for a couple of weeks. “We’re in a holiday home I was able to rent. It’s only for a specific time period, because we are in the summer season and there is a high demand for holiday homes at this time. ‘We can’t get housing for people who want to live here full time’

FOLLOWING Eddie Lenihan sharing the story of his rental nightmare in Kilkee, local councillor Cillian Murphy says it illustrates a wider problem in the seaside town. “There’s no getting away from the fact that people who want to live permanently in the town can’t get long term rentals. “Eddie isn’t the only one that we know of, I think it really crystallises what we’re losing. Here’s a guy with a job who can work remotely, can elect to live in Kilkee, they have a family and it’s a loss to the community, the kids are a loss to our schools and sporting organisations. “Eddie would have been very involved with Foróige, with the football clubs and sporting organizations, as would his wife.
