Clare house prices fell in last quarter of 2022

HOUSE prices in Clare fell by 1.6% in the last three months of the year, according to Daft.ie. It found that while Clare house prices were still 5.7% higher at the end of 2022 compared to a year earlier, they had dropped by 1.6% in the final quarter of the year. The average house price sought in Clare on Daft.ie in the final quarter of last year was just over €234,000, almost twice the amount sought at the low point of the crash. In Clare the average price sought for a one bedroom apartment now stands at €99,000, 14% greater than at the end of 2021. At the other end of the spectrum the average price sought for a five bedroom detached house is €299,000, down 1% on the end of 2021. CSO offers insight to Clare property prices and buyers’ income

THERE were 1,140 household dwelling purchases across Clare in 2021, with almost a third of them in the Ennis area, according to figures from the Central Statistics Office. Their research shows that the Ennis Municipal District accounted for 340 of the transactions, which was twice the 170 recorded in the Ennistymon Municipal District. The Kilrush and Shannon Municipal Districts accounted for 220 each, while the Killaloe Municipal District had 190. The median price was also highest in the Ennis MD at €217,000. It was next highest in the Shannon MD at €205,000 and wasn’t much lower in the Ennistymon MD at €203,000. In the Killaloe Municipal District it was €195,000 while the lowest median price was in the Kilrush Municipal District, where it was €146,000. However, while the Ennis Municipal District had the highest median price it didn’t have the highest median income. Clare property price increases among largest in country

THE latest Residential Property Price Barometer from IPAV, the Institute of Professional Auctioneers & Valuers, covering the first half of 2022, showed Clare had among the largest price increases in the country. In the three-bedroom category, Clare saw a price increase of 11.52%, the second highest in the country, while in the four-bedroom category Clare prices increased by 9.81%, the third highest in the country. In the two-bedroom apartment category, Clare prices were up by 10.56%, the second highest increase in the country. Pat Davitt, IPAV Chief Executive, said that while prices across the country increased over the six-month period, the rate of increase slowed towards its end. “In the first four months the overall increase would have been of the order of 10% but changes during May and June brought the six months figure to 6.36 per cent. “In the latter two months the practice of increasing reserves – where the price expectations of neighbourhood sellers tend to escalate …

Asking prices for Clare homes up 100% since recession’s depths

THE asking price sought for houses in Clare has more than doubled since the lowest point of the crash, the latest property price report from Daft.ie shows. Its research showed that the average price for a property advertised on daft.ie in the second quarter of the year was €241,191. This was an increase of 5.2% on the first quarter of the year and of 14.2% on the second quarter of last year, while it is an increase of 101.7% on the lowest point of the crash. An average one-bed apartment in Clare now costs €99,000, 22.7% higher than it was in the second quarter of 2021. A two-bedroom terraced house typically costs €121,000, up by just over 20% year on year. A three-bedroom semi-detached house now costs on average €168,000, up 17% year on year, while a four-bed bungalow now costs €309,000, up 10%. Demand high supply low as Clare property prices soar

A TOTAL of 1,264 houses were sold at market value in Clare last year, according to figures from the CSO, with an average price of almost €217,000, according to figures from the Central Statistics Office. The average price increased by €26,000 compared to 2020, with the market soaring in Clare. The median price (half buyers paid more and half less than this figure) is sometimes seen as a better barometer of affordability and it was €195,000 in 2021, up by €10,000 on the 2020 figure. With the market very strong again, it is a huge contrast from the recession years. Over €274 million was spent on market-value transactions in Clare last year, compared to just €62.5 back in 2011. The mean sale price in Clare in 2014 was less than €114,000, not much more than 50% of last year’s figure.
