40 new houses for Ennis

MORE than €7.8 million has been allocated for the construction of 40 new homes in Ennis, it has been confirmed. “Funding of €7,854,000 is being provided by the Local Authority Housing Construction Programme under Rebuilding Ireland, for the construction of 40 new Social Homes at Ashline on the Kilrush Road, Ennis,” according to Minister for Trade, Employment, Business EU Digital Single Market & Data Pat Breen “The housing scheme will be made up of 30 three bedroom homes, four four bedroom homes and six two bedroom homes. The Department of Housing, Planning & Local Government will issue the approval in principle to Clare County Council on Wednesday, November 29. “These 40 new homes will provide much needed housing for people on the housing waiting list in Clare. €1.6m to build eight houses

FUNDING of close to €1.6 million has been provided to build eight new local authority homes in Ennis. A provisional budget has been approved by the Department of Housing, Planning, Community and Local Government to build eight homes at Beech Court, Roslevan, Ennis. These homes will be made up of two two-bedroom single-story homes, five three-bedroom two-storey houses and one four-bedroom two-storey house. A total of €1,248,200 will be allocated to Clare County Council for the construction of these houses, while a further €200,000 will be provided to the local authority for site costs, with the remainder of the funding for technical fees, salaries and utilities. The funding for the eight new homes on a site at Beech Court and Beech View, which already has a housing stock of 48 houses, is being provided under the Rebuilding Ireland Action Plan for Housing and Homelessness. New housing for Shannon

PLANS are being made for a new 50-unit housing development at Tullyvarraga, Shannon. With the property market recovering for some time now, developer John Walsh believes prices are going to increase, making such developments sustainable once again. “I hope to have planning there within 12 months and it should be ripe after that. We would start developing some time in the middle of next year.” He plans to put a total of 50 residential dwellings in place, 10 detached, 24 semi-detached and 16 apartments. While he feels current prices are generally not high enough to justify new building, he feels this will change. He also has an idea of what properties at the Tullyvarraga site should reach when they are eventually built. “There is still probably a bit left in the market for it to reach a sustainable building level. ‘Severe’ lack of supply in housing

The price of the average three-bed semi in Co Clare has risen 3.1% to €165,500 in the last three months, according to a national survey carried out by Real Estate Alliance. The REA Average House Price Survey concentrates on the actual sale price of Ireland’s typical stock home, the three-bed semi, giving an up-to-date picture of the property market in towns and cities countrywide for the first three months of the year. “The lack of supply is severe,” said Liam Browne from REA Paddy Browne in Ennis. “There is high demand from owner-occupiers and investors in the town centre, which will hopefully lead to new developments both in the short and long term.” Property prices in the county have risen by 13.8% in the past year, the survey has found.The average semi-detached house nationally now costs €209,944, the Q1 REA Average House Price Survey has found – a rise of 3.5% on the Q4 2016 figure of €202,926. Clare house prices on the up

THE price of the average three-bedroom semi-detached house in Clare has increased by 3.57% to €145,000 in the first three months of 2016, a nationwide property survey has found. The Real Estate Alliance Average House Price Survey concentrates on the sale price of Ireland’s typical stock home, the three-bed semi, giving an up-to-date picture of the property market in towns and cities countrywide to the end of quarter one this week. The average house in Clare now takes five weeks to sell, down from six weeks in December. “There is strong demand in the Clare area but the main urban areas lack supply, which is having a positive impact on prices being achieved,” said Liam Browne from REA Paddy Browne in Ennis. Rents on the increase in Clare

Rents for residential property in Clare increased by 4.4% last year compared to 2013. However, with the average advertised rent at €566, there is overall decrease of 25% since the peak of the market, according to property website, Daft.ie. In Munster, rents rose by an average of 4.2% in the year to December 2014, compared to static rents a year previously. Year-on-year inflation in rents nationwide eased in the final three months of 2014, according to the latest quarterly rental report by Daft.ie. The national average rent between October and December was just under €950, that’s 9.7% higher than last year. However, this is down from a 10.8% annual increase in the second and third quarters and marks the first time since mid-2009 that rental inflation has eased. This national trend is being driven by a moderation in Dublin’s rental inflation, which has eased from 16.5% in April to below 10% by January. In the other city centres, rents continue …

€71m spend on Clare property

JUST shy of €71 million was spent on residential property in Clare last year, an analysis of figures from the Residential Property Price Register shows, While the average price was €118,472.56, the majority of sales (310 of the 598) were for less than €100,000. The register shows that there were 598 transactions during the 12 months. The second half of the year was busier than the first, with 238 transactions in the first six months and 360 from July to December. July was by far the busiest month, with 89 sales. Interestingly, the end of the year also saw a spike in sales, with November (62 sales) and December (65 sales) the second and third busiest months of 2013. There was just one seven-figure purchase in the county last year, with €1,462,500 paid for Tinerana House, Ogonnolloe, Killaloe. This was more than 12 times the average price.
